Selling Tips
Once you have decided to sell your property, I suggest the following plan be followed.
All of the suggestions listed below, will maximize the selling price you obtain for your property.
#1 - Getting Property Ready For Listing:
House / Important items.
- Clean roof and remove debris from gutters. Make sure eaves troughs are cleaned out and in good condition.
- Have
drain tiles cleaned out no later than 6 months before listing. If you
have had water in your basement, get problem rectified. Water problems
are a deal breaker.
- If you have an oil tank in the ground, have it removed.
- Check for asbestos wrapped pipes. Best to be removed or at least securely taped so no fibers can get in the air.
- Be aware no insurance companies will insure a home unless knob and tube wiring replaced within months of purchase.
- Have furnace and heating equipment serviced so everything runs smoothly.
- Make sure all appliances and gas fireplaces are in good working order.
- Make sure all plumbing is in good working order. No dripping taps or leaky toilets.
- Make sure caulking in bathtubs and showers is properly done, so water does not penetrate behind the walls.
- Remove any sign of mould in your home - particularly in the bathrooms.
- Power wash (carefully) decks, driveways, sidewalks etc.
- Make sure all electrical outlets are working. Also, replace all burnt out light bulbs.
- Replace any double paned glass where seals are broken (windows / skylights).
- Trim shrubbery, remove debris, leaves etc. and keep lawn mowed.
When your property is being viewed by prospective buyers and their real
estate agent, these points will be an integral part of their decision
whether to make an offer or not.
Once an offer is made, then the buyer's inspector will check out every
one of the above points and give the buyer a status report. Obviously,
a good inspection report will give the buyer confidence to remove
subjects and firm up the sale. A bad inspection report may lead to the
buyer asking for a discount to cover problem areas or not follow
through with purchase.
Other Important Cosmetic Points. House / Apartment.
- Get rid of all junk, including in the garage.
- Keep your home odour free.
- Kitchens and bathrooms should always shine. Don't leave dishes or cosmetics out on counters.
- Tidy up all clothing and goods in closets.
- Apply fresh paint to areas that need it.
- Remove excess furniture and create space.
- Always have beds made and bedrooms tidy.
- Have carpets cleaned.
If all of the above points are adhered to, while some are
repetitious and inconvenient at the time, you will be maximizing your
sale price and increasing the chance of a quick sale.
Most prospective buyers drive by a property first, before making an
appointment to view. Create a good first impression that entices them
to see inside your home.
Remember, buyers want to see a neat, clean, home in good condition!
#2 - Listing Of Property:
The next important project is the price to list your property at. 80%
of the marketing of your property is done when the list price is
decided. This major decision will be influenced by the recent
comparable sales that have taken place in your general area and other
comparable areas. Comparable listings are important too, but only state
what owners want for their property, while sales state what buyers were
willing to pay. All your hard work in preparing your property for sale,
is about to pay off.
It is very important to price your
property at a competitive market value. Over pricing, even in a hot
market, can lead to a long time frame to sell, major household
disruption and price reductions that may net you less money in the
final analysis.
A good market value list price will:
- Increase agent response.
- Increase initial showings.
- Maximize offers.
- Decrease time period home remains on the market.
- Most importantly, will net more dollars for seller.
